What types of floor plans do you offer?
Forest Oaks offers a variety of one, two, and three-bedroom apartment homes, including one-bedroom layouts, two-bedroom homes with either one or two bathrooms, and three-bedroom homes with one bathroom. Our leasing team can help you compare current options and find the layout that works best for you.
What is the typical price range for your apartments?
Apartment pricing typically ranges from approximately $799 to $1,502 per month, depending on the floor plan, availability, and lease terms. Contact our leasing team for the most current pricing and available homes.
Do you offer short-term leases or flexible lease options?
Yes. New leases are typically available for 12 to 18 months, while current residents may have renewal options ranging from 3 to 18 months. Our team will be happy to review the lease terms currently available to you.
What is required to apply for an apartment?
To apply, you’ll need a valid form of identification and proof of income. We also review rental history and criminal background as part of the application process. Contact our leasing office if you have questions about specific qualification requirements before applying.
What are your income and credit requirements?
Applicants are generally required to have a combined gross income equal to at least 2.5 times the monthly rent. Additional screening criteria may also apply, and our leasing team can walk you through the qualification process.
How long does the approval process typically take?
Most applications are processed within 24 to 72 hours once all required information and documentation have been received.
Do you accept co-signers or guarantors?
Yes, guarantors may be accepted. Please contact our leasing team for details about guarantor qualifications and application requirements.
What upfront fees should a new resident expect?
New residents should plan for an application fee, an administrative fee, and any applicable Jetty Bond costs. Our leasing team can provide a complete breakdown of current move-in fees before you apply.
Are utilities included? If not, what does the resident pay separately?
Water, sewer, and gas charges are allocated to residents. Electricity is provided through CPS Energy and must be placed in the resident’s name by the scheduled move-in date.
Are there any additional monthly fees?
Depending on your selections, additional monthly charges may include pet rent, covered parking, or a detached garage. Our leasing team can review any optional or applicable fees with you before move-in.
Is your community pet-friendly? If so, what types of pets are allowed?
Yes! Forest Oaks is a pet-friendly community welcoming both cats and dogs. All pets must be registered through our pet screening service before move-in.
Are there breed or weight restrictions?
We do have certain breed restrictions, but there is no weight limit. Please contact our leasing team for the current list of restricted breeds and additional pet policy details.
What are the pet fees and monthly pet rent?
We welcome up to two pets per apartment home. Current pet-related charges include a $400 pet deposit per pet, $25 monthly pet rent per pet, and an annual pet screening fee of $30 per pet. Please contact the leasing office for complete pet policy details.

One of the things residents appreciate most about Forest Oaks is the setting. Our convenient location, peaceful atmosphere, and mature oak trees create a shaded, comfortable community that feels tucked away while still keeping you close to everyday destinations.
Are amenities open 24 hours or do they have specific hours?
Our fitness center is available 24 hours a day, giving residents the flexibility to work out when it fits their schedule. The swimming pools are open daily from 10:00 AM to 10:00 PM.
What parking options are available?
Residents have access to open parking at no additional charge. Covered parking is available for $25 per month, and detached garages are available for $75 per month, subject to availability.
Is parking assigned, reserved, or first-come, first-served?
Open parking is available on a first-come, first-served basis. Covered parking and detached garages are available separately for residents who prefer a designated option.
How do residents submit maintenance requests?
Residents can conveniently submit maintenance requests online through the Loft resident app. If you need help placing a request, you’re also welcome to contact the leasing office and our team will be happy to assist.
Is emergency maintenance available after hours?
Yes. After-hours emergency maintenance is available for urgent maintenance situations.
How quickly are maintenance requests typically completed?
Our maintenance team works to address routine service requests as quickly as possible, and most are typically completed within 24 hours. Timing may vary depending on the nature of the request and any parts or additional service needed.

Forest Oaks is conveniently located near the Leon Valley area and offers easy access to major employment centers throughout Northwest San Antonio, including the South Texas Medical Center and businesses along Loop 410.
